The building features 30-foot clear height ceilings, nine dock-high doors, and 4,500 square feet of customized office space built out precisely to our client’s specifications. The project aligned with our client’s operational needs and long-term financial goals.
Corken partnered closely with Nevada broker Bryan Gardner, SIOR, of McIntyre Real Estate Services—his deep local market expertise in the Reno area was instrumental to the success of this deal. After conducting a thorough market evaluation across the greater Reno region, our client and TMG’s analytics pointed to a location just north of Reno. This site stood out for its strategic access to our client’s target labor pool and proximity to key transportation routes, ensuring efficient commute times and logistics flow.
Beyond just identifying the right property, Corken and his team negotiated favorable lease terms on behalf of our client—including below market rent, a strong tenant improvement allowance, and a rent abatement package.
