TMG’s Supply Chain Solutions Group secured a long-term lease agreement with a logistics client for a new 83,824 sf facility. Led by TMG’s Rob Prioletti, the logistics company will occupy the entirety of the newly constructed property developed and owned by Prologis. The transaction was prompted by a significant growth opportunity resulting from the spin-off of a new corporate division.

Located in DuPage County near the O’Hare South Cargo entrance and the new I490/IL 390 interchange, the building features 36’ clear ceilings, 17 docks and dedicated trailer parking, all of which will have a significant impact on customer acquisition and retention. Prioletti engaged in a thorough exploration of multiple market opportunities, thereby creating pressure for landlords to provide the best financial terms for his client. As a result, Prioletti secured significant incentives such as free rent and cash to complete the improvements needed for his client’s specific operation. In addition, by selecting a building located in DuPage County, the client will benefit from significant real estate tax savings over neighboring Cook County. With the increased capacity, building efficiencies, improved security, and high-profile location, the client expects to more than double top line revenue as a result of this relocation.
